First Charter Bank offers a variety of loan programs to meet your needs. We offer conforming and jumbo loans, fixed rate and adjustable rate with a variety of terms, FHA/ VA, 100% loans, single close construction-perm loans, interest only products, and a first time Homebuyers program.

Construction/Perm - One time close

We offer financing for residential homes that are primary or secondary residences in North and South Carolina.  During the construction period you pay only interest for up to twelve months.  When the home is complete the loan can be modified to any of the permanent loan products we offer.


Extended Rate Locks

We now offer Extended Rate Locks from 90 days up to 18 months on most of our mortgage products.  We also offer extended locks on the permanent side of our construction/perm loans.


Fixed Rate 10, 15, 20 and 30 year term

With a fixed rate loan,  your monthly principal and interest payments are fixed for the life of the loan.  Fluctuation in interest rates do not effect this loan type.


Adjustable Rate Mortgages

We offer a wide range of adjustable rate mortgage loans with both amortizing and interest only options available.  Several adjustment terms are available each with specific options. 


FHA and VA Loans

We offer a range of FHA and VA loan products. This loan type features low downpayments and relaxed credit score requirements.


First Time Homebuyer Program

First Charter has a variety of first time homebuyers programs that will put you in your first home with minimum money down.



Fixed Rate Mortgages

Representative loan example: A 30-year $100,000 loan with a fixed rate of 6.5% has an Annual Percentage Rate (APR) of 6.63%.   This would include 359 P&I payments of $623.07 and one payment (360th) of $629.85.  This example includes a 1% origination fee plus customary closing costs.  Programs, rates, terms and conditions are subject to change without notice.

Adjustable Rate Mortgages

Representative loan example: A 5/1 ARM $100,000 loan with a rate of 3.875% has an Annual Percentage Rate (APR) of 4.067%.  This would include 60 P&I payments of $470.24 before the initial adjustment.  The rate may increase after consummation.  This example includes a 1% origination fee plus any customary closing costs.  Programs, rates, terms and conditions are subject to change without notice.

 


Unless otherwise indicated, these APR calculations are based on the following: Conforming loans (whose maximum loan amount is below $417,000 for the contiguous states, District of Columbia, and Puerto Rico or below $625,500 for Alaska, Guam, Hawaii and the Virgin Islands) are calculated based on a loan amount of $359,650 with closing costs of $7,193. Jumbo Loans (whose maximum loan amount exceed $417,000 for the contiguous states, District of Columbia, and Puerto Rico or exceed $625,500 for Alaska, Guam, Hawaii and the Virgin Islands) are calculated based on a loan amount of $1,000,000 with closing costs of $20,000. Your actual APR may be different depending upon these factors.
